Delivering a strategic planting framework to guide landscape renewal that enhances amenity, legibility, and long-term resilience.

Chatsford Retirement Village is a well-established residential care community comprising six distinct precincts, each with its own character and landscape typology. Over time, the site’s vegetation has matured, with many plantings reaching the end of their life span or contributing to shading, maintenance challenges, and reduced visual amenity.

Boffa Miskell developed a strategic planting framework that responds to these evolving site conditions, supports operational needs, and enhances the experience for residents and visitors. Our role included a detailed site analysis to identify challenges and opportunities across the precincts, and the development of a long-term plan to guide planting renewal and future investment.

The strategy builds on existing strengths and identifies opportunities to improve site-wide navigation and legibility, reduce maintenance, and rejuvenate key entrances and communal areas. A core design move was the introduction of consistent planting typologies and palettes, tailored to reinforce primary routes and entrances while improving visual cohesion and accessibility.

Engagement with the Chatsford community was key. During the Haggart Alexander Drive planting works, we facilitated a session with local residents to explain the vegetation removal and discuss fencing options. Community feedback directly informed the final design. We also held workshops with the gardening team and the village board to help shape the strategic plan from the early stages.

Strategic planting interventions opened up overgrown areas, improved visibility into shared spaces, and addressed shading issues near residential units. Priority projects were identified to guide implementation in manageable stages, supporting Chatsford’s long-term vision for a vibrant and ecologically resilient environment.

One such priority project, enhancing the Haggart Alexander Drive entrance, was implemented in 2023. The refined planting palette significantly improved the village’s street frontage and arrival experience while resolving previous shading concerns with lower-growing species. The success of this project provides a strong precedent for future landscape renewal across the site.
