Delivering a master-planned community that celebrates its elevated landscape, green spaces, and panoramic vistas.

The Hill development site was located within the existing Ellerslie Racecourse in Auckland under the ownership of Auckland Racing Club, before its purchase by Fletcher Living.

Its unique location, topography, and outlook in the context of the Auckland isthmus provided a rare opportunity to deliver a meticulously master-planned new community with an elevated location offering wide-open vistas and a panoramic view of the racecourse. The community also features inviting open spaces, extensively planted streetscapes, and pedestrian connections.

Boffa Miskell collaborated closely with the Fletcher Living team and architectural and engineering consultants to provide a fully integrated Urban Design and Landscape Design response across the development. We developed a site-wide landscape strategy encompassing nine key moves which in turn informed the detailed design of the public realm, streetscape and residential landscape.

The result is a development of 358 architecturally designed homes, including apartments, terraces, and standalone houses set around a hillside in a way that celebrates the landform and emphasises green space.

The landscape design sought to acknowledge the surrounding landscape of Tāmaki Makaurau, establish a relationship with the heritage and landscape character qualities of the Auckland Racing Club, and integrate the architectural and streetscape form into the distinctive and character-defining landform of ‘The Hill’.

At a more detailed level, our design team looked to:

  • create opportunities for residents and visitors to enjoy the site’s unique outlook through the provision of a trackside walk and belvedere gardens,
  • provide legible and safe pedestrian connections within and through the site for use by residents and the wider community,
  • and design the streetscape as a vibrant part of the public realm.

Boffa Miskell worked with the client to guide the project through the resource consent process via a ‘Fast Track’ application and is currently undertaking detailed design workstreams associated with obtaining the required engineering approvals. Construction has commenced on-site with early earthworks operations.
